  • MAILING NAME - ADDRESS - The name and address where the tax bill is sent

  • DUE DATE - Date by which taxes must be postmarked or received by Treasurer to avoid 10% penalty

  • TAXING DIST. - The township, corporation and school district where your property is located

  • OWNER JAN.1 - Name of the deed owner as of January 1, of the tax year (not the calendar year)

  • LEGAL DESCRIPTION - The legal description of this property on file as of the tax lien date

  • PROPERTY LOCATION - Actual address of the property

  • APPRAISED VALUE - 100% Market Value of the land and 100% market value of all the buildings on the property

  • ASSESSED VALUES - 35% of market value of the land and 35% of the market value of all the buildings on the property

  • CAUV - Agricultural use value of the land.

  • TAX RATE - Total millage for your taxing district

  • NON-BUSINESS CREDIT FACTOR - Factor used in determining the Non-Business Credit reduction

  • OWNER OCCUPIED CREDIT FACTOR - Factor used in determining the Owner Occupied Credit reduction

  • EFFECTIVE RATE - Total millage adjusted by the reduction factor

  • SPECIAL ASSESSMENT - Half year amounts that are added to your taxes for charges such as ditch maintenance, lighting assessments, delinquent sewer/refuse fees

  • GROSS REAL ESTATE - Half year tax before any deductions. It is calculated by multiplying the total mills by the total assessed value and dividing by two
